  • $55 per applicant for background and credit check purposes.

  • $1000 for studios and 1-bedrooms; and $1500 for 2-bedrooms and 3-bedrooms.

  • Yes. Cats and not too big dogs. $300 non-refundable fee per cat and dog, plus $40/month per cat and dog.

  • We're currently signing leases for move-ins after March 1, 2024 for Studio and 2 Bedroom units and an interest list for 1 Bedroom Units for leases starting in September 2024.

  • Residents are responsible for utilities. Everything except optional satellite TV will come to the resident on a single bill each month. The best part is that you do not have setup several accounts with utility companies to turn on/off service.

    Electric: Your unit is individually metered so that you only pay for your personal usage! Don’t get stuck with a share of another apartment building’s usage based on the square feet of your apartment or some other hard to understand averaging schemes.

    As our building is all electric, you are also not hit with yet more fees/surcharges from a second utility company that run $8-$12 per month just to be connected. Typical costs are estimated from $70-$100/month depending on time of year and apartment size.

    Water: This is estimated to fluctuate between $40-$50/month again, based on your metered usage. Both hot and cold water are metered, so you are only charged for what you use.

    Internet: The building is connected with fiber optic from USI, 500MB speeds to each unit standard. Each unit is charged with a flat rate of to secure a discount off the retail price from the provider.

    Solid Materials Collection, Diversion and Composting: Flat rate that covers a huge range of services for composting and advanced reuse and recycling.

    The combined flat fee for internet and materials collection is $85 a month.

    TV and/or Cable: Dish Network is our exclusive satellite TV provider. The building has a third party provider who will deliver Dish Network equipment and assist with setup of hardware and billing.

    Sundial is a hyper-recycling and waste diversion-oriented community.

    We offer on-site composting removal services, bins and required compostable bags. Through partnerships with neighborhood experts in waste diversion, we will offer frequent workshops on best tips and tricks to help everything leaving your apartment find the best path.

    Finally, for all those weird items you never know what to do with (multi-layer plastic bags, worn out clothing, broken charger cords and more), we offer access to a Ridwell membership – to divert as much as possible.

  • In our back bike enclosure. If you need to plug in an e-bike or other battery assisted mobility gizmo, power is out there to make that happen. You swipe your key fob to get in.

  • Totally serious. I know, it’s 2025 and it isn’t that hard. But its time, money, blah, blah, blah, excuses you get from those other places. Most importantly though, it takes residents who care enough to do it right. If our eight year old can do it, you can too. We also offer access to Ridwell services for all the other things that can’t go in the recycling.
